Warm weather is here to stay, which means people everywhere are spending more time outdoors. If the sunshine, gentle breeze and chirping birds are calling your family outside to enjoy some fresh air, it's time to get your outdoor space ready for fun activities. With some smart home improvements, you can easily prep your patio and deck for a full season of enjoyment.

1: Tricks for properly cleaning patio furniture
Today's patio furniture can be as comfortable and stylish as indoor options, and similarly, it needs to be periodically cleaned. Resin, resin wicker or metal furniture can typically be cleaned with mild soap, water and a sponge or nonabrasive brush. Metal pieces can be polished with a light coat of car wax to bring back shine and protect it from rusting. In addition to the deep cleaning, remember each time you cook to scrape the grates to get rid of any food residue from previous uses. 3. Prep the deck in half the time
Staining and sealing your deck is an important maintenance step so its beauty and integrity last for many years, but it's also something most homeowners dread because it can be a lot of work. The good news is there are some new innovations that are making the process much easier.

When shopping, keep in mind the color of your deck and furniture and pick plants in a complementary color scheme. Bobby Cox isn’t managing baseball teams any longer, but he can still be found right around home. Make that homes.

Just like his famous namesake, Cox is a former manager; he served as minor league general manager for the Cubs, Tigers and Blue Jays. These days, however, Cox is owner of the Savannah-based HomeTeam Inspection Service. The company’s primary service area includes Effingham, Chatham and Bryan counties.

Cox has owned the franchise for 10 years and provides home inspections for buyers and sellers. During that time, he and assistant Tim Lurtz, both certified home inspectors, have performed over 3,200 inspections. Cox says they've never done fewer than 400 inspections for the last five years, and in 2011, despite a slow real estate market, they had a record year and upped that number by 150 compared to 2010.

Cox attributes the spike to foreclosures and people knowing who they are. He also cites the reputation of the company, which has over 200 locations around the country. “That’s a lot of knowledge out there,” Cox says.

Following his stint in baseball, Cox had a number of jobs, including manager of a Spanky’s southside restaurant in Savannah. He got into his current position after spotting a HomeTeam franchise for sale. “I thought it was something I could do,” Cox says. “I was looking to do something, and I wanted to own my own business.”

Cox and Lurtz perform “visual” inspections as a team, giving them an “extra set of eyes.” They provide a computer-generated narrative report that is e-mailed to the client. Prices range from $275 to $500, depending on square footage. The average price is $300 to $325.

Cox says he likes people and enjoys meeting them from all walks of life. He also takes pride in his role of helping people achieve their dream of owning a home. “I like that we play a part in the process,” Cox notes. “We make sure there are no surprises. I think it’s worthwhile. I like to see them move into a new home.”

Home Team Inspection is a member of the Savannah Board of Realtors and Young Council of Realtors. In 2008, the former organization named Cox’s business its affiliate of the year.

Weatherizing Your Home for All Seasons

With the winter months fading slowly in our rear-view mirrors, it’s time now to think about keeping your home operating efficiently as we move through spring, summer and fall. Follow these tips to not only remain comfortable in your home all year long, but also save money and increase the longevity of your property:

Turn it Up (Or Down): While it may seem like reverse-logic, setting your thermostat to a higher temperature during spring and summer and lower in the winter will cut down on energy costs. When you are traveling, you can also increase or decrease the temperature settings (depending on the season) while you’re away to save even more money.

Close it up: No matter what the season, it’s important to make sure doors are shut and HVAC vents closed in rooms that you don’t frequently use. This will increase the efficiency of central air or window air conditioner units you use to cool off when the weather gets hot and will prevent warm air from escaping any heated spaces. You may want to have your air ducts, windows and doors checked by a professional for any leaks to prevent bleeding.

Blowing in the Wind: If you live in a property without a central heating or cooling system, installing ceiling fans is an effective and inexpensive way to circulate fresh, cooled air throughout your home. During the winter, reversing the direction of the fan blades can help circulate heated air around living spaces. Ceiling fans can be purchased at major home improvement stores and can be easily installed.

Seeing Things in a New Light: Not only do compact fluorescent (CFL) bulbs give off less heat than incandescent bulbs, they also reduce your home’s carbon footprint by using 65 to 70 percent less energy while lasting 10 times longer than traditional bulbs. CFL bulbs come in a variety of design to fit all sockets and can be used throughout your home all year long.

Batten Down the Hatches: Don’t forget to give the outside of your home a visual inspection, most importantly the roof. Keep an eye out for rotting or damaged shingles. Making sure your gutters are clear all year long is another way to prevent water damage and ice dams as the seasons turn. Trim dead or branches that hang over your house to prevent one of those limbs from falling and potentially damaging your home during thunder or snowstorms.

Following these simple solutions can help you operate your home more efficiently, safely, and keep you and your family comfortable no matter what Mother Nature throws at you.

Just like you, your home needs a good, thorough check up every once in a while to keep things running smoothly and prevent miniature disasters from happening down the road. Below are a few easy steps you can take to keep you and your home happy:

Exterior checks:

Take a stroll around your property and keep an eye out for any cracks in the foundation, damaged siding or crumbling bricks and walls. Patching any damage now will save you big down the road.
Don’t forget to look up to spot rotting shingles or other damage your roof may have experienced from inclement weather and have your roof repaired in a timely manner.
Check your driveway, especially if you live in areas that experience multiple seasons, as cracks can form in both concrete and asphalt. Fixing these cracks is a relatively pain-free process.
Make sure all your gutters are free and clear to prevent water and ice damage.

Interior checks:

If you hear any trickling noises from your toilets and faucets, it would be wise to tighten these up to not waste water to preempt any further plumbing issues.
Replace filters in your HVAC system every 60-90 days to maintain clean and efficiently produced air in your home. Also make sure to vacuum and clean around the units.

National Radon Action Month

January is National Radon Action Month. Radon is the leading cause of lung cancer deaths among nonsmokers in America and claims the lives of about 20,000 Americans each year. Unfortunately, many consumers – even homeowners – don’t know what radon is! In its most scientific sense, radon is the chemical element of atomic number 86, a rare radioactive gas belonging to the noble gas series. It’s colorless and odorless, and the reason it is hazardous to your health is due to its radioactivity. In fact, radon is responsible for the majority of exposure to ionizing radiation. Believe it or not, it can accumulate in buildings, especially in confined areas like attics and basements.

Depending on how a building is built and how it is ventilated, radon can accumulate in basements and dwellings. It can also come in through cracks in solid floors, construction joints, cracks in walls, gaps in suspended floors, gaps around services pipes, cavities inside walls and the water supply.

The EPA and the U.S. Surgeon General urges all Americans to protect their health by testing their homes, schools, and other buildings for radon. Exposure to radon is a preventable health risk, and testing radon levels in your home can help prevent unnecessary exposure. If a high radon level is detected in your home, you can take steps to fix the problem to protect yourself and your family.

According to the EPA’s website, there are four things you can do during national radon action month:

Test your home - EPA and the U.S. Surgeon General recommend that all homes in the U.S. be tested for radon. Testing is easy and inexpensive
Attend a National Radon Action Month event in your area - Look for radon events in your community. Contact your state radon program for more information about local radon activities.
Spread the word and spend time during National Radon Action Month encouraging others to learn about radon and test their homes.
Buy a radon-resistant home - If you are considering buying a new home, look for builders who use radon-resistant new construction.

We spend at least a third of our lives inside our homes, so it’s sensible to ensure the air we breathe is as clean and fresh as possible. Storm Safety for Your Home and Its Inhabitants

One thing that HomeTeam Inspectors often find in the homes they inspect is damage caused by storms. In fact, contrary to popular belief, no part of this country is impervious to storm damage. Damage from a past hurricane, tornado, or flood can plague a home for years.

This is why it’s important to inspect the roofing, siding, and exterior railings for wind and water damage as well as defective repairs that homeowners may hastily make in their misinformed efforts to fix up the house. Also, be sure to inspect the drywall for water intrusion—otherwise you could face serious mold problems in the future. Mold in your home, how serious is it?

Learning that mold is present in your home can be scary, but before you panic there are some things that you should know.

Mold (fungi) is present everywhere - indoors and outdoors. There are more than 100,000 species of mold. At least 1,000 species of mold are common in the U.S. and are found in moist or damp areas, as all molds need water to grow.

Mold is often confused with another fungus, mildew. Mildew is the black residue on your shower curtains and the funny smell coming from clothes that sat too long in the washer. Mold is the fuzzy or slimy stuff that sometimes grows on your counter fruit. It also appears as irregularly shaped spots of black or gray on a wall or ceiling, which is much harder to throw away than a rotting orange!

Just like mold on fruit, mold growing in a house gets its energy from organic matter. Like mildew, it is attracted to moisture and breeds in damp environments. Therefore, if a home has been exposed to any sort of water damage, it may have hidden mold. Common areas where mold hides include:

Backsides of dry wall
Wallpaper or paneling
Top side of ceiling tiles
Underside of carpets and carpet pads
Inside walls around pipes
Surface of walls behind furniture
Inside ductwork
Roof materials above ceiling tiles

Most types of mold that are routinely encountered are not hazardous to healthy individuals, however there are household molds that are toxic and can cause neurological problems. Common symptoms in individuals living in a house with mold are:

Itchy and watering eyes
Chronic coughing
Headaches or migraines
Difficulty breathing
Rashes
Fatigue
Sinus problems
Nasal blockage
Frequent sneezing
Depending on the amount of exposure and a person's individual vulnerability, more serious health effects - such as fevers and breathing problems - can occur but are unusual.

Mold should be cleaned as soon as it appears. Persons cleaning mold should be free of symptoms and allergies and need to wear gloves during cleaning. Small areas of mold can be cleaned using a detergent/soapy solution or an appropriate household cleaner. Once the area is cleaned, it then needs to be thoroughly dried and any sponges or rags used need to be disposed.
If a house has a severe mold problem, more likely than not that there will be a musty scent in the affected area. Some surfaces may look smudged or blotched and should not be touched.

If you suspect that your home or potential home is contaminated with mold call a professional home inspector to inspect and test the house for mold. If the home tests positive for mold, caution should be taken. Every year it’s a good idea to remind yourself of how to prepare for a hurricane should you encounter this terrorizing storm. Fortunately, meteorologists are able to track hurricanes before they hit home; however, it’s always a good idea to have a plan in place to quickly put into action.

Protect windows and sliding doors with plywood that fits the area of the window or door. Taping a window or a door is an ineffective method to protect windows or doors. With high speed winds, tape is not going to hold the most damaging materials out. The best case is to have impact-resistant glass installed, but if that isn’t an option, drilling in plywood is the second best solution. To be prepared for the storm, have the plywood already made to fit the windows and sliding doors, because you aren’t going to be able to run to The Home Depot during a hurricane.
Remove weak or dead trees from your yard. Dead foliage cannot withstand 100 MPH wind and can easily come through a window during a hurricane. Be sure to remove any dead or weak shrubbery from your yard each year.
Have a generator in case your home loses power.
Determine a “safe” room. This should be an interior room or closet in the middle of the first floor without windows.

In the event your home is affected by a hurricane, be sure to get a storm assessment. This will tell you what areas of your home need repair. Annual Convention Hosts Top Franchisees; Introduces New Strategies and Tactics

Every year, our HomeTeam Inspection Service franchisees get together to celebrate another great year of business and discuss hot topics and what's new for the year ahead. This year we met in Clearwater Beach, FL in the city of our host franchisee Mitch Rothenberg. Themed Chart Your Course, we had several sessions, large and small, where franchisees gathered together to discuss all aspects of their businesses. As a leader in the home inspection industry, this convention in particular was special as we introduced several new items that our franchisees can use moving forward, including:

A new and improved online software that will keep us ahead of the competition. Cloud computing is the way of the future and our franchise owners can now respond quicker than their competition with better data.

Go Green. This is a trend that is here to stay because people are realizing that the highest return on their investment in any renovation they make are those improvements that are “going green”. According to the EPA, you can’t see, smell, or taste radon, but it could be present at a dangerous level in your home. Radon is the leading cause of lung cancer deaths among nonsmokers in America and claims the lives of about 20,000 Americans each year. In fact, the EPA and the U.S. Surgeon General urges all Americans to protect their health by testing their homes, schools, and other buildings for radon. Whether you haven’t had the time or the energy, 2011 is a great year to get some of those home projects in motion. HomeTeam Inspection Service business owner Ed Miehlke offers some expert tips on simple projects to make your home a priority this year.

New Year’s Resolution Ideas for your Home

While most homeowners regard their domiciles with pride and joy, there is wisdom to be inferred from the wizened wisecrack above: homeownership implies regular work.

Be it patching cracked plaster, attacking a weedy lawn or something major, such as replacing the HVAC system, the need to invest in a home—be it with money or mere sweat—never ceases.

But experts insist that homeowners who stay ahead of the game with regular preventative maintenance not only work less on their properties, but can avoid costly expenses that zap the already burdened budgets of many.

"There's a lot of truth to the old saying that a stitch in time saves nine," said Harry Rimmer, a Wayne, Pa., franchisee of House Doctors, a 90-unit professional handyman service. In other words, "there are so many minor things a homeowner can do on his own to keep him from facing major repairs."

But while Rimmer believes many homeowners are capable of performing small maintenance tasks, many become overwhelmed by what appears to be a lengthy and almost insurmountable to-do list. His advice: Start somewhere and scratch items off the list.

Ed Miehlke, a franchisee of 175-unit HomeTeam Inspection Service, agreed and advises homeowners to triage that task list according to the season.

"Right now we're in the fall, so you need to be sure your gutters are really clean," Miehlke began. "That ensures you don't have water backing up and ice forming inside them when winter comes."

Planning on selling your home? As an inspector, Miehlke said neglected basic home maintenance leads to sellers having to spend major dollars fixing in order to make their properties sellable. On the other hand, performing these duties regularly and keeping a journal of when you did the work can assist in the speedy sale of any property.

Miehlke and Rimmer teamed up on a "12 Months of Maintenance" checklist homeowners can address seasonally and a little at a time. Several of the items can be addressed outside of months they suggested, but both stressed each point should be addressed well ahead of the applicable season.

January: Clean and/or replace clothes dryer vents. Not only will it reduce fire hazards, it will boost the performance of your dryer which saves money on energy use. Remove all holiday lights and decorations, both because your neighbors want you to, it makes the yard safer for playing in the snow.

Beauty tip: Frame and hang some of those photos you shot last year

February: Inspect the outside of your house prior to a snowfall. Why? "Because you'd be surprised at what can get caught in a snow blower and damage it," said Rimmer. Once you retreat from the cold, it's a good time to inspect drywall for cracks that need patching. The arid air from your furnace will help the mud dry quicker and allow for painting sooner.

Beauty tip: Since the weather outside is frightful, choose just one room to paint so you don't become overwhelmed by the thought of it.

March: Check to be sure your sump pump is working properly before spring rains arrive. If you live in a storm-prone area, experts recommend a battery backup system to cover you if you lose power. Now is also the time to apply lawn fertilizer to get a jump on weed control.

Beauty tip: Spruce up your landscaping. Wet soil makes for easy planting of bushes, shrubs and trees.

April: Now that the rainy season has arrived, check downspouts around the outside the house to be sure water is flowing freely and away from the foundation. Water gathering at edges of the house can damage the foundation.

Beauty tip: Check for winter-damaged surfaces, such as shutters, gutters and landscape lighting. Some touch ups here and there will invigorate the exterior look again.

May: Service air conditioning compressor and blower unit when temperatures are at least 70 F to ensure normal Freon performance. Schedule biannual visits with HVAC provider "so they call you, and you don't have to remember to call them," Miehlke said.

Beauty tip: Mild weather is perfect for more significant jobs such as laying a brick paver path or building a gazebo. It's also a good time to plant perennials.

June: Now that somewhat drier weather is here, it's a good time to clean and seal your wooden deck. Our experts recommended pressure washing the entire surface, allowing it to dry for two days and then coating it with a high quality water-resistant stain or seal. Well kept decks add tremendous value to homes, but poorly maintained ones can wipe out that same value.

Beauty tip: Make your home inviting to guests by considering new deck furniture or chairs for your porch.

July: In the heat of the summer, it might be wise to find inside chores such as simple appliance maintenance. Dusting the refrigerator condenser and cleansing its fan of debris increases its efficiency and lowers energy consumption. Same for washing or replacing the filters in your range hood. If you have a down-draft exhaust system, request a professional service visit to check the vent pipe.

Beauty tip: Sometimes deconstruction, such as removing an old swing set, will serve as a facelift for the property. If you have fences, it's a great time to paint them.

August: Traditionally this is the hottest and driest month of the summer, which means it's a good time to seal asphalt driveways. Sealing reduces the chance of water seepage into cracks, which can feed roots under the drive and, just as damaging, allow ice to form and expand.

Beauty tip: Your lawn is growing again, which means it's a great time to aerate and fertilize. You'll love the boost of green the lawn will get.

September: Take a good look at your roof to ensure all shingles or tiles are in place. According to Rimmer, a small number of loose shingles can be repaired easily by a pro, but if left unfixed, the result could be water damage and further loss of shingles. The milder weather provides a good chance to restore door gaskets to before the cold sets in—and don't forget the bottom of the garage door! And speaking of those, take the time to grease its bearings and adjust chains that do loosen over time.

Beauty tip: Plant fall flowers, such as mums, to brighten your landscaping.

October: Have your furnace and humidifier serviced by a professional to ensure optimal combustion and air flow. Ask the service tech if it might be time to get your vents cleaned as well. Now that the air in the attic is cooler, visit the space to see if it could use some more insulation. Examine your windows closely to see if they need recaulking.

Beauty tip: Now that the sun is setting earlier, consider landscape lighting to add a dramatic appearance to your home.

November: Remove all leaves from lawn to reduce grass kill, and to avoid ice buildup, remove all hoses from outside faucets and shut off their valves inside. Rimmer said frost-free "bibs" placed on outside faucets can help as well, but that hose removal and water shut-off are best.

December: Guests are coming for the holidays, so make sure your toilets, showers and sinks and garbage disposals are all functioning properly. Clean lime from clogged shower heads, and replace toilet flappers if leaking.

Beauty tip: Take the plunge and join your neighborhood decorating contest. But no need to be this year's Clark Griswald. Sometimes less is more when lights are smartly strung to accent the house's features rather than wash them out.

Home Improvements to Make During Any Economic Climate

During such a tough economic climate, homeowners are often faced with difficult decisions on which home improvements are most necessary for their homes. HomeTeam Inspection Service would like to recommend a few key areas that should always be a key focus, no matter what the economic climate, to help ensure the structural safety of the home as well as the resale value.

Starting with the exterior, you should:

Check all windows and doors to make sure caulk is not cracking and separating. If it is, remove the old caulk and re-caulk with a good quality exterior caulk to ensure your home remains insulated from the outside elements.
Have a professional check your roof, including chimney flashing, skylights, plumbing vent pipes and attached antennas, every two to three years to check for cracks and breaks in sealants to avoid water entering the home and causing interior damage.
Replace old or damaged weather stripping as soon as possible.
Check exterior water supplies and make sure they are shut off during winter months to avoid cracks or breaks in pipes.
Close any holes, openings or other points of entry where mice or other rodents can enter the home.

In the interior, homeowners should pay close attention to:

Repair leaky faucets to avoid running up your water bill. It’s important to make sure that all faucets from all water sources in the house are in sound working order.
Repair running toilets, which will have the same effect as leaky faucets, so if you have a toilet in question, upgrade to a new, low-flush option that will minimize water usage and save you money.
Check caulking around tubs, vanity sinks, kitchen sinks, and replace as needed. Keeping up with caulking will keep water from leaking into unwanted areas.
Check doors and windows for air leaks. Replace weather stripping as needed to heating and cooling systems working to their maximum efficiency.
